How I Work

The part most people don't want to do.

Most development deals die at entitlements or at the capital stack. Not at the pro forma. The ones I've gotten approved got approved because I went to neighborhood meetings nobody else wanted to sit through, cultivated relationships with city councilmembers and planners over years, negotiated with holdouts who weren't ready to sell, and structured JVs in ways that kept both sides at the table through a down market.

When a project on my list is marked Approved & Entitled, that label represents months to years of quiet work that's invisible in a photo. The photo is the easy part.

That's what coaching is for. Not teaching you how development works from a book. Sitting with you on the deal you have right now and telling you what I'd do next.

Coaching Tiers

Two ways to work with me.

Private 1:1 Coaching

Direct access, regular cadence, deal-specific. We work on your live project together — sourcing, entitlement strategy, JV terms, capital stack structuring, underwriting review. Limited capacity; right for developers and operators with a deal actively moving.

  • Weekly or bi-weekly 1:1 calls
  • Review of live deal documents (term sheets, pro formas, PSA, JV agreements)
  • Direct message access between sessions
  • Introductions to capital / legal / architect network where fit

Group Coaching Cohort

Small-group mastermind with developers and operators at a similar stage. Monthly live sessions, members bring live deals to the group for feedback, guest experts on specific topics (tax, legal, capital, design). Cohorts are capped at 8 members for real engagement.
